This high-end residential duplex, located within Steinway Tower on Billionaires’ Row in Midtown Manhattan, involved the fit-out of a luxury residence across two upper floors of one of New York City’s most slender towers. CES provided full MEP/FP engineering design services for systems serving the living areas, four bedrooms, and four and a half bathrooms, coordinating closely with Ingrao as the architect.
The project required careful integration of MEP systems within the constraints of a slender high-rise structure subject to building movement and tight architectural tolerances. HVAC systems were designed to maintain consistent comfort and balanced air distribution across multiple levels, while being closely coordinated with the architectural design to remain visually unobtrusive within the space. Electrical systems supported power distribution, lighting, and controls aligned with the residential program. Fire protection systems were designed to meet high-rise code requirements and coordinated with the overall design.
CES’ work focused on coordination, system reliability, and constructability within a complex high-rise environment. The result is an integrated MEP/FP design that supports long-term performance and occupant comfort.
