Following a study in 2020, the Swampscott Board of Education approved a new 153,000 sf district-wide K-4 school to accommodate 900 students and 200 staff. This carbon-neutral, all electric building is targeting and currently on-track to receive LEED Gold certification.

MEP designs center around a hybrid geothermal system with (85) 500’ closed loop bores. A ground-source heat recovery heat pump variable refrigerant flow (VRF) system provides heating and cooling. Air-source heat pump dedicated outdoor air (DOA) system provides building ventilation. Infrastructure for a future solar PV system, both on the roof and ground-mounted canopy structure is designed and ready for purchase through a power purchase agreement (PPA). Electric vehicle charging stations are provided in the parking lot.

The impressive net zero ready school has an estimated EUI of 25 kbtu/sf/yr. CES helped obtain federal incentives to assist with costs associated with the installation of the geothermal system and associated components.
