Founded in 1863, Bryant University relocated to its current 428-acre campus in Smithfield in 1971. Known for its strong integration of business and liberal arts, the majority of students live on campus, driving a growing demand for housing. As part of Phase 1 of the Campus Master Plan, Bryant is adding new housing for upperclassmen to accommodate its increasing enrollment. The university’s first new building in 15 years will feature apartment-style residences with four- and six-bedroom units, providing housing for 200 juniors and seniors. Additionally, existing spaces will be reconfigured to better serve freshmen and sophomores.

The project consists of two splayed buildings connected by a glass bridge, allowing natural light to fill the interior spaces. This new residential building will include modern amenities such as a wellness studio and a gaming lounge equipped with 4K screens, pool tables, ping pong, and darts. Collaboration spaces feature wall-mounted touchscreens, whiteboards, and communal seating, as well as an outdoor gathering area with a gas fire pit, terrace, and slate wall for writing.

CES designed full MEP systems for the project within a condensed timeline. Early-release packages were issued for major MEP equipment to ensure schedules were maintained. The design incorporates cross laminated timber (CLT) and strategically hidden mechanical systems for aesthetic purposes. The High-Performance Building Design also features forward-thinking, sustainable solutions, including high-efficiency equipment, energy recovery systems, boiler, chiller, DOAS (Dedicated Outdoor Air System), fan coil units, generator, and EV chargers.
