CES provided full MEP/FP engineering services for the adaptive reuse of a historically significant six-story YMCA building. The project involved a complete interior gut renovation and a large rear addition to create 79 market-rate residential units, ranging from studios to four-bedroom apartments.
To preserve the historic façade, the design team utilized single-phase VRF heat pumps in the original structure to eliminate exterior wall penetrations, while Ephoca packaged heat pumps served the new construction. Systems were carefully selected to meet LEED Gold readiness standards.
With underground parking and minimal amenity space, the design focused on efficient, code-compliant infrastructure within the constraints of the existing architecture.
