CES provided MEP/FP, lighting, data, and security design services for the interior fit-out of a shell space within 101 College Street, a cutting-edge laboratory building home to biotech research tenants such as BioLabs and Alexion. The renovated space now serves Yale Ventures, a Yale University initiative focused on accelerating innovation and entrepreneurship for Yale-based researchers.
The project tied into existing base building systems, including ventilation and central heating/cooling plants. Distributed fan coil units (FCUs) provide zoned thermal comfort throughout the space. The design supports flexible functionality, with an open office, kitchen, and conference room layout that can be easily adapted for presentations or gatherings through integrated AV, power, and HVAC capabilities.
Design challenges included working within a lab-focused building, requiring close coordination with the construction manager and facilities team to minimize impacts on adjacent laboratory spaces and accommodate ongoing commissioning efforts. CES helped ensure smooth integration with base building systems, delivering a space praised by the client for both comfort and adaptability.
