Private Residence

This project involved a complete gut renovation of an existing duplex apartment and the integration of an additional apartment below, resulting in a newly configured luxury triplex residence with two levels of private roof decks. Located in New York City, the single-family apartment required a comprehensive and flexible design approach. CES provided full MEP/FP engineering design services, supporting a high-end residential program with advanced comfort and efficiency goals.

Midway through design, the project scope expanded when the owner acquired the lower apartment, requiring the engineering systems to be thoughtfully re-evaluated and reconfigured. CES redesigned recently installed VRF equipment serving the upper floors to accommodate the new layout, while seamlessly integrating the newly added lower level into the overall system strategy.

A hydronic radiant floor heating system was designed throughout the entire apartment, enhancing thermal comfort, energy efficiency, and the owner’s overall living experience. The result is a unified, high-performance residence where system changes were executed invisibly and cohesively.
