Originally constructed in the 1940s and 1950s, the Mansfield Apartments have reached the end of their useful life and no longer align with the evolving needs of UConn’s expanding student population. In response, Landmark Properties is redeveloping the site with two new mixed-use residential buildings that prioritize modern student living.
The first phase focuses on the “Site B” building — a 386,000 sf structure designed to support independent student lifestyles. The building will feature 216 sleeping units, ranging from studios to five-bedroom/five-bathroom apartments. Residents will enjoy in-unit laundry and kitchens, along with access to amenities such as a fitness center, study lounges, central courtyard, and pool. The building’s ground level will include approximately 8,000 sf of retail space, including the new home for Huskies Tavern. A future second phase will include the “Site A” building, anticipated to be similar in size and program.
The mechanical systems for Site B feature high-efficiency, all-electric vertical terminal heat pumps that provide heating, cooling, and ventilation to all units. Amenity spaces and the lobby are served by an energy recovery ventilator (ERV) paired with a variable refrigerant flow (VRF) system to maximize energy performance. Huskies Tavern is served by a dedicated outdoor air system with VRF. The building also includes decorative LED lighting, an emergency/standby generator, and a fully code-compliant fire protection system designed in accordance with NFPA 13.
