Waveny LifeCare’s latest expansion adds 38,000 square feet of short-term care and rehabilitation space, along with 4,000 square feet of renovated facilities. The project includes 30 new patient
care beds, two physical therapy suites, a patient rehab roof deck, and a healing garden—all designed to support wellness and recovery in a modern, welcoming environment.
Balancing the need for advanced patient care systems with a tight budget, our team designed an efficient, high-performing MEP system tailored to each space’s specific use. Chilled beams serve the second-floor patient care areas, while new office spaces are conditioned with variable air volume (VAV) systems and existing ones upgraded with fan coils and energy recovery ventilators (ERVs). Two dedicated outdoor air systems (DOAS) and three RTU heat pumps with hot water backup provide heating, cooling, and ventilation throughout. The addition is fully backed up by the existing generator, and the building is future-ready with provisions for rooftop PV panels and EV charging stations.
The result is a modern, energy-conscious facility with LED lighting throughout, integrated energy recovery systems, and thoughtful upgrades that also address long-standing issues in the existing facility—designed and delivered with precision and care.
